Project Overview

This North York project involved converting a semi-detached single-family home into a legal fourplex. The property had been vacant for approximately 5 years before the previous owner's estate sold it to an investor.

Our team was hired to transform the property into a fully compliant fourplex building. The scope of work included creating four self-contained residential units with proper building code compliance.

Each unit features:

Separate electrical and water systems

Dedicated laundry facilities

Full kitchen

Private entrance

Designated parking space

A separate mechanical room was also installed to accommodate the building systems and ensure proper service access.

Unit #1 Renovation

The main floor was redesigned and renovated into a modern self-contained unit. The renovation included a full kitchen, updated layout configuration, dedicated services, and finishes designed for durability and long-term tenant use.

Unit #2 Renovation

The right basement unit was built as a separate residential suite with its own private entrance and complete living amenities. The layout was designed to maximize usable space while meeting building code and safety requirements.

Unit #3 Renovation

The left basement unit was fully constructed as a self-contained residential suite. The renovation included structural updates, a full kitchen installation, dedicated laundry, and independent electrical and plumbing systems to support long-term rental use.

Unit #4 Renovation

The upper level was transformed into a fully independent residential unit with its own kitchen, laundry, and living space. The renovation focused on efficient layout design and code-compliant construction to support a complete four-unit building conversion.
