Our first-time homeowner clients purchased a newly built home (within the last 5 years) during a market downturn, purchasing at a favourable price as some investors exited the market. The Pickering property included a completely empty basement, offering a blank canvas for development.

We transformed the basement into a fully independent, low-maintenance rental unit featuring:

The unit is fully self-sufficient, allowing tenants no interaction with the homeowners, while ensuring privacy and convenience.

Due to the property being a recently constructed new build, the renovation adhered to higher building code standards and regulations. Additionally, the property bordered the Toronto Conservation Region Improvement Area (TCRIA), which required careful compliance with local building guidelines.
