Project Overview

This Whitby project involved purchasing and rehabilitating an apartment building that had significant deferred maintenance and compliance issues. Our team focused on turning over every unit, renovating each space, and improving the overall property value and rental income.

Key improvements included:

Unit upgrades: Renovated all units, separated water and electrical systems for illegally modified units, and addressed waterproofing issues.

Building amenities: Created a laundry room with coin-operated machines, implemented numbered parking spots to allow for paid parking, and upgraded mailboxes with Canada Post coordination.

Security & access: Installed security cameras throughout the building and implemented a master-key system for easy access and management.

Property management setup: Developed tenant maps, unit numbering, and building systems to streamline handover to property management.

As a result of these renovations and operational upgrades, the building was reappraised under the MLI Select program at double the original purchase price, significantly increasing its market value and rental potential.
