York Duplex Conversion

This York project involved converting a single-family detached home into a duplex with additional upgrades to the garage and backyard.

The property sat on the market for about 1 month during the COVID-era housing market slowdown before being purchased by our investor client. The client planned to live in the upper unit while converting the basement into a cash-flowing rental unit.

The upper level was transformed into a beautiful 2-bedroom, 2-bathroom unit featuring an open-concept kitchen and living space, 16-foot ceilings, and a spacious master walk-in closet.

The basement was converted into a separate 2-bedroom, 1-bathroom unit with its own private entrance and an open-concept living space, creating a fully independent secondary suite.

We also upgraded the garage by installing an additional electrical panel and electric heating, allowing the space to function as a home gym. The garage was finished with rubber flooring and heaters so it could be used comfortably year-round.

The previously unusable backyard was transformed into a functional outdoor area. We built a large deck, installed concrete pads for parking, and added turf for low-maintenance landscaping, creating a clean and practical outdoor space for the client.
